FREQUENTLY ASKED QUESTIONS

How much does it cost to get a license all together?

The total cost to get your license varies depending on the state and time of year, but in Tennessee, it’s typically around $2,000. While that may seem like a lot, remember that just one house sale can more than double your investment! Our online school costs $450 to sign up or $299 for the in-person option, with the rest of the fees going towards joining your local association. It’s a small investment with the potential for huge rewards in the long run.

What does it mean to be an Agent vs. a Broker?

It’s different from one state to another. In Tennessee, the difference between an agent and a broker is pretty straightforward. As a pre-licensed student, you’re going for an affiliate broker license. After passing the state exam, you’ll become an affiliate broker. Once you have three years of experience as an affiliate broker, you can pass another exam to become a broker. As a licensed real estate professional, you’ll also need to join your local board and the National Association of Realtors to become a Realtor.

How soon can I get my license?

With our online class, you can start right away and complete the 90-hour course in as little as four weeks. For our in-person class, the schedule depends on availability, but with our hybrid option, you get access to the online class for free and can prepare ahead of time for the in-person class. Our students who take advantage of the online resources before class starts tend to perform better in the course overall.

Do I have to complete quizzes / tests to pass the course?

Yes, you do! Our in-person classes require a final test at the end of the course, but don’t worry – we’ve designed our classes to ensure you’re fully prepared to ace it! And for our on-demand classes, the final exam is built right into the course’s online module. Regardless of which class format you choose, our quizzes and tests are an important part of the learning experience and help ensure you have a solid understanding of the material.

What happens if I fail the state exam?

In Tennessee, you do get a second chance to take the exam, but if you fail again, you have to wait 30 days to retake it. It’s best to avoid having to retake it by studying hard and taking advantage of all the resources available to you. However, even if you do struggle with the exam, it’s important to remember that passing it quickly doesn’t necessarily determine your success in the real estate industry.

Is your school licensed by the state of Tennessee?

Of course! We’re fully licensed and accredited by the state of Tennessee, with license number 1638. You can verify our status on the Tennessee Department of Real Estate website by clicking here. We’re committed to providing our students with the highest quality education and meeting all state requirements.

Where do I take the state exam?

There are several locations where you can take the Tennessee state exam, including one in Johnson City. You can also take it in neighboring states such as Asheville and Greenville, South Carolina, or take it online. So you have the flexibility to choose the location that works best for you.

Do you help with scheduling the state exam?

We’re not allowed to assist with scheduling the state exam, but we will report your information to the testing company, PSI, once you’ve completed the class. They’ll then send you an email with instructions on how to schedule the exam. We do have a special number for our Tennessee students to call PSI, and we recommend calling them directly to schedule the exam.

How hard is the state exam?

Well, let’s be honest here – it’s a tough exam. But the good news is that we’ve got your back. If you come to our classes, follow our study tips, and put in the effort outside of class, you’re going to be well-prepared to pass. We know it can be daunting, but we’re here to support you every step of the way and give you the tools you need to succeed.

Is it difficult to find an agency to work for? Do you help with job placement?

Finding a brokerage to work for can be intimidating if you don’t have any contacts in the industry, but that’s where we come in. We offer career counseling and can set you up with any broker in town or throughout the state for an interview. We’ll work with you to figure out what type of brokerage and business model will be the best fit for you, so you can start your real estate career off on the right foot. With our help, you’ll be able to find the perfect agency to work for in no time.

Can I do real estate part-time?

Yes, you can definitely do real estate part-time! Most firms will allow you to come in as a part-time agent, but it’s important to discuss your situation with the broker and work out a plan that fits your schedule. You’ll need to ensure that you can still get the necessary training and support to achieve your goals in real estate while working your full-time job. Look for a brokerage that offers flexible training options, like online or on-demand training, to help you balance your schedule.

What can I do with a real estate license?

With a real estate license in Tennessee, you can do a lot of things. It’s a single license that covers all aspects of the real estate business in the state. You can sell residential, commercial, or rental properties throughout the state, and even refer clients to other agents in other parts of the state or the country. It’s a great way to start a new career or to expand your existing one.

Does my Tennessee license work in other states? And if not, how do I get licensed in other states?

No, your Tennessee license does not work in other states, and Tennessee does not offer reciprocity. However, you can get licensed in other states by passing another test and meeting other requirements like Continuing Education and E&O Insurance. It’s important to consider where your business is going and whether getting licensed in other states is necessary or if finding referral partners is a better use of your time and resources. We discuss this in more detail in class and can help you make informed decisions.

What kind of continuing education do I need to renew my license?

In our state, you need 16 hours of continuing education every two years to renew your license. However, that’s just the minimum requirement. If you want to excel in this industry and earn more commission, you should invest in yourself by taking additional classes and getting designations. By joining the local real estate board, you can also access over 200 hours of free or reduced-cost classes every year, although these classes are primarily focused on maintaining your license rather than building your business.

What are some personality traits of successful agents?

Successful real estate agents need to be likable, have knowledge of the market and the process, and have a good source of leads. Being likable is essential as people won’t work with someone they don’t like. Additionally, having in-depth knowledge of the market and the process is crucial to be able to provide exceptional service. Lastly, generating leads is critical as it’s the lifeblood of the business. Whether it’s from personal spheres, purchased leads, or a brokerage that provides leads, having a good source of leads is key to success in the industry.

After leaving college to try something different, I signed up for this class and I was very nervous it would be like any other real estate classes I had heard so much about. I walk into class the first day with a friendly welcome and right off the bat I felt comfortable to ask anything not only about the class but about real estate in general(I ask a lot of questions). Eric and Jennifer were so fun and put my mind at ease about going into real estate. To sum it up, I recommend anyone take this class. It is down to earth and very reassuring!

I attended TREA through D&D School of Real Estate. Eric is a great instructor. He has an incredible background, and successful career in real estate, so he is able to put his experience into his teaching. He makes class fun and his sense of humor is great. He also brought in many others from the profession to talk to the class and answer any questions or concerns we had about our future. I definitely recommend. Thanks Eric!
